RFP # 1559-14 Renovation and Modernization at St. Botolph Apartments

St. Botolph Housing Corporation (the “Owner”), which is an instrumentality of the Boston Housing Authority (“BHA”), invites qualified and experienced General Contractor firms (each a “Bidder” or “GC”) to submit proposals for Job No. 1559-14, the modernization of the St. Botolph Apartments subsidized housing community located at 70 St. Botolph Street, Boston, MA 02116 (the “Project”). The Owner estimates the cost of the Project at $32.5 million. The Project is subject to Federal Davis Bacon and State prevailing wage requirements and reporting. Bidders should assume the higher of Federal Davis Bacon or State prevailing wages. Bidders should assume the Project to be tax-exempt.

 

This Request for Proposals (“RFP”) is issued pursuant to Chapter 268 of the Acts of 2022, which enables alternative procurement methodology for public housing redevelopment. The Project does not require formal prequalification or filed sub-bidding. Bidders must solicit participation of qualified subcontractors, subject to final approval by the Owner. This letter and the RFP package describe the Project and explain the contracting process and requirements.

 

Proposals (Bids) must be submitted by email to bids@bostonhousing.org no later than May 8, 2024. Due to constraints upon emailing large files, Bidders are encouraged to send a separate email to confirm receipt of their submissions.

 

Prior to that deadline, prospective Bidders should attend a site visit at 10:00 AM on April 3, 2024; and inquiries may be submitted no later than April 10, 2024, by email to: bids@bostonhousing.org with a copy to mbrooks@bwaboston.com. An additional site visit will be held May 1, 2024.
