General Description: Under the direct supervision of the Inspection Manager, inspects new unit applications and reinspects existing units on an ongoing basis and when vacancies occur.
Duties & Responsibilities: 弒nspects new unit applications to determine the conditions of the units with respect to existing codes, ordinances and standards established by the regulatory agencies.
愛ecommends approval or rejection of new applications or recommends approval subject to repair and improvement of the property.
感erforms rent comparability / reasonableness analysis on new units or where otherwise requested.
感erforms inspections annually on existing units and confirms occupancy.
感erforms inspections when complaints are filed by tenants and landlords and when new applications are approved subject to improvement of the property.
感repares and submits inspection reports and associated documents to Inspection Dispatcher on a daily basis and submits recommendation for corrective action when required by the Authority and/or other regulatory agencies.
惹ubmits reports on any unusual conditions observed during inspection to the Manager.
嵩onducts emergency inspections as determined by supervisors.
嫂ttends periodic meetings to discuss existing procedures and compliance with any new procedures that are established.
愚ay be required to attend and testify in court hearings.
慈btains photographs, measurements and other documentation when requested.
感erforms an average of 11.5 inspections per day.
感erforms other related duties as required.
Minimum Qualifications & Experience: High School diploma or GED required. Technical training beyond high school level, preferably with courses in building construction or shop work. Knowledge of the operation and maintenance of multiple story dwellings. Familiarity with state sanitary and building codes. Must be able to communicate clearly and concisely both orally and in writing. Must be tactful and courteous when dealing with tenants, landlords and the general public. Should have at least 2 years of experience as an inspector in housing or a related field in the private or public sector.
