General Description: Under the direct supervision of the Housing Manager, the Resident Custodian is subject to general and specific assignments of work. The Resident Custodian must reside in the development in a unit as assigned by the Authority.
Duties & Responsibilities: - Performs general cleaning work such as sweeping, mopping, waxing and polishing floors, stairs, elevators and equipment.
- Washes windows and walls in the lobby, stairways and halls.
- Attends to and cleans the compactors, compactor room and public areas.
- Replaces light bulbs.
- Reports equipment failures to appropriate individual(s).
- Cuts grass and trims shrubbery.
- Keeps walks free of snow and ice and waters and removes debris from the lawn areas.
- Investigates disturbances, loitering and cases of vandalism and reports to appropriate individual(s).
- Ensures that unauthorized persons do not enter the building.
- Maintains proper building temperature, regulates heating controls, operates heating and auxiliary equipment, cleans boiler room and maintains logs.
- Performs such tenant services as taking complaints and suggestions from tenants for appropriate action or referral to the supervisor.
- Investigates alarms and emergency situations, giving such special aid to tenants as may be reasonably requested and facilitating the use of the building and grounds for organized tenant activities.
- Performs other related duties as required.
Minimum Qualifications & Experience: High school diploma or GED is required. Experience in groundskeeping and janitorial work, knowledge of efficient methods of generating boilers, familiarity with heating equipment as applied to apartment houses, knowledge of general building maintenance practices and some experience in operating a heating plant are all required. Must be reasonably capable of physical work. Must also have the capability to deal efficiently with tenants and the public, the ability to work with an elderly population.
